The following are MLS Statistics for the Real Estate Offices of the Greater Fall River Association of Realtors comparing Sept 2012 VS Sept 2011.
Sept 2012: New Listings: 94; Price changes: 112; Pending: 64; Units Sold: 63; Average Sales price for the month?: $219,810
Sept 2011: New Listings: 6; Price Changes: 148; Pending: 0; Units Sold: 67; Average Sales Price for the month? $256,870What a difference one year can make. Sept 2011 was a slow month for new listings with only 6, and there were 0 pending sales with 148 price changes. While this year September saw 94 new listings, 64 pending sales, and the number of price changes were down.
Finally we have the average selling price down almost 15%! Low prices coupled with this years incredibly low interest rates help to explain why we are seeing an increase in market activity.
